Start Before the Cold Settles In
Weatherproofing a home before winter is mostly a matter of timing. Caulk needs a clean joint and a usable temperature range. Gutters are easier to clear before wet leaves freeze in place. Exterior faucets need attention before the first hard freeze, not the morning after it.
Here in Northeast Pennsylvania, fall can close quickly. A mild afternoon can turn into a week of rain, wind, and overnight frost. Once that happens, roof edges get slick, siding stays damp, and exterior sealants may not set as intended.
Start with a walk around the building. Do it in daylight. Carry a flashlight, a small screwdriver, a notepad, and binoculars. The point is not to fix everything at once. The point is to find the places where water and air have a path into the house.
Stop Bulk Water First
A draft around a window matters. Water running toward a foundation matters more.
Look at the ground around the house. Soil should lead water away from the foundation rather than hold it against block, stone, or poured concrete. Check low spots below roof valleys and downspouts. Look for stains on siding, splash marks near the base of the wall, and damp areas that remain long after rain.
Downspouts should be connected and open. Extensions should discharge where water can move away without crossing a walkway or running back toward the building. A crushed extension or loose elbow can put a surprising amount of roof water in one place.
Clean gutters before the leaves freeze into a heavy mat. Check that hangers are firm and that gutter sections have not pulled away from the fascia. From the ground, look for sagging runs, dark fascia, peeling paint, and drip marks behind the gutter. Those signs call for a closer look.
Do not stretch sideways from a ladder to reach another few feet. Move the ladder. OSHA's workplace ladder rules are written for employers and workers, but the basic setup principles are useful at home too: stable footing, sound equipment, and careful climbing. If a roof is steep, wet, high, or difficult to reach, bring in someone equipped for that work.
Read the Roof From the Ground
Binoculars can show lifted shingles, missing tabs, bent flashing, open ridge areas, and branches rubbing the roof. Check plumbing vent boots for visible cracks or separation. Look closely at chimneys, valleys, dormers, and roof-to-wall joints. These are common water-entry points because several materials meet there.
Do not smear roof cement over every questionable joint. Roof assemblies have to shed water in layers. Flashing often does the main work. A patch placed in the wrong spot can hold water or hide the actual opening.
Clear branches and debris that can trap moisture against shingles. Check that attic and soffit vents are open. Paint, insulation, bird nests, and stored material can block airflow. Do not close roof ventilation in an attempt to make the attic warmer.
Seal Windows and Doors in the Right Order
Stand outside and inspect the joint between window or door trim and the wall. Cracked, loose, or missing sealant should be removed where practical. New sealant needs clean, dry surfaces. Follow the product label for joint size, surface preparation, and application temperature.
A thick bead over dirt and failed caulk will not last well. Cut out loose material. Brush the joint clean. Fill deep gaps with suitable backer rod before caulking so the sealant is not asked to bridge a hollow space by itself.
Inside, check moving parts before reaching for caulk. A window may leak air because the sash does not close fully, the lock is out of adjustment, or the weatherstripping is worn. Caulking a moving joint can make the window hard to use and still leave the main gap open.
For doors, inspect all four sides. The sweep should contact the threshold without dragging so hard that the door will not latch. Compression weatherstripping should meet the door evenly. Look for daylight at the lower corners. Those small openings can admit a steady stream of cold air on a windy night.
Storm windows and storm doors should close squarely. Clear their drainage openings. Water caught in the bottom track can freeze, expand, and keep the unit from operating properly.
Find Air Leaks Inside
On a cool, windy day, use the back of your hand to check around trim, baseboards, attic hatches, plumbing openings, and electrical penetrations on outside walls. A tissue can also show moving air. Keep it away from flames, hot surfaces, and exposed wiring.
Common leakage points include:
- The attic access panel
- Pull-down stair frames
- Recessed fixtures
- Bath fan housings
- Plumbing and wiring holes
- Rim joists above the foundation
- Fireplace surrounds
- Window weight pockets in older houses
The material depends on the opening. Weatherstripping works at attic hatches. Caulk works at narrow, stable joints. Larger gaps may need backing material, rigid blocking, or an insulating foam listed for that use. Do not place ordinary foam or caulk against a chimney, flue, stove pipe, or other hot surface. Those areas need materials and clearances suited to the assembly.
Do not bury active knob-and-tube wiring, cover damaged wiring, or fill an electrical box with sealant. If the condition is unclear, stop and get professional evaluation.
Keep Heat in Without Trapping Moisture
Insulation slows heat movement. Air sealing limits moving air. They work together, but they are different jobs.
In the attic, look for insulation pushed aside by storage, wiring work, or animal activity. Check around the attic hatch and along the tops of walls. Dark dust marks on insulation can point to air movement through gaps below.
Also look for moisture signs. Frost on roofing nails, damp sheathing, rusty fasteners, or matted insulation can indicate warm indoor air reaching cold roof surfaces. Do not cover the evidence with another layer of insulation. Find the air path and check ventilation first.
Bathroom fans should discharge outdoors, not into an attic or soffit cavity. Dryer exhaust should also terminate outside. Keep exterior flaps free of lint, nests, and debris. Avoid screens that collect lint at a dryer outlet.
Basement rim joists often leak air where wood framing meets masonry. These areas can be sealed and insulated, but inspect first for water entry, rot, insect damage, and questionable wiring. Dry construction comes before insulation.
Protect Outdoor Plumbing
Disconnect garden hoses. A connected hose can hold water at the faucet and interfere with drainage. Shut off and drain exterior lines where the plumbing layout provides an inside valve and drain point.
Frost-resistant hose bibs still need the hose removed. They rely on water draining from the outer section. Check for dripping faucets and loose wall penetrations. Seal the wall joint without blocking any drainage feature built into the fitting.
In crawl spaces and unheated basements, inspect exposed supply piping. Close foundation openings intended only for warm-weather ventilation if the building design calls for seasonal closure. Do not block vents required for combustion equipment.
Know where the main water shutoff is located. Make sure it turns and remains reachable. Do not bury it behind boxes, lumber, or stored tools.
Check Combustion and Alarm Safety
Weatherproofing changes airflow. That matters around furnaces, boilers, water heaters, fireplaces, and wood stoves. Do not close a combustion-air opening because it feels drafty. Do not alter a flue or vent connector as part of general air sealing.
Inspect visible vent connections for separation, heavy rust, or damage. Keep stored material away from heating equipment. Chimneys and fuel-burning equipment should be checked by a qualified person when their condition, draft, or venting is in question.
Test smoke alarms and carbon monoxide alarms. Replace batteries and units according to the maker's instructions. The U.S. Consumer Product Safety Commission recommends CO alarms on each level of a home and outside sleeping areas. Portable generators must remain outdoors, far from doors, windows, and vents. They do not belong in a garage, basement, porch, or enclosed space.
Finish With a Second Walk
After the work is done, walk the house again during rain and then during wind. Check downspout discharge, door corners, window tracks, basement walls, and attic access points. A repair that looks neat can still miss the path that water or air is taking.
Keep a short written record of what was done and what remains. Note cracked masonry, worn roofing, damaged trim, failing glazing, and any area that needs a carpenter, roofer, electrician, plumber, or heating contractor.
The first freeze is a deadline. It is not the time to begin the list. Handle water, ladders, exterior joints, and outdoor plumbing while the ground is firm and the materials are dry. Then move inside and deal with the smaller air leaks one sound joint at a time.
